Library Renovation
The Challenge
Libraries are evolving beyond books. This renovation transformed a traditional library into a community learning hub with computer labs, cooking classrooms, metal fabrication, and woodworking spaces.
The complication? These spaces require systems rarely found in libraries — commercial kitchen ventilation, dust-collection HVAC, durable specialty flooring, and equipment-specific utilities. And this was a conceptual estimate, with limited design detail available.
Our Approach
We conducted targeted discussions with the lead architect to clarify program requirements and translate them into real construction scope.
Using a detailed CSI Division breakdown, we built in allowances for specialty systems and equipment — ensuring nothing critical was overlooked despite incomplete drawings.
The Outcome
A clear, defensible $12.5M conceptual estimate that fully captured the project’s functional complexity and positioned the design team to move confidently into the next phase.
Why It Matters
When a traditional library shifts from “library” to “hybrid learning facility,” cost modeling must shift with it.
For architects, owners, and construction managers, early clarity reduces downstream redesign, scope gaps, and budget surprises.
Conceptual estimating isn’t about filling in blanks — it’s about asking the right questions before they become expensive problems.
